Proposed Subdivision Assessment

  • Personal Guidance: We understand the subdivision assessment is a not-so-straightforward process. We strive to lay out a clear path towards MOTI approval.

  • Feasibility Studies: Assessing whether your land is suitable for subdivision from a wastewater management perspective.

  • Design Solutions: Creating tailored wastewater solutions for new developments or subdivisions.

  • Regulatory Compliance: Ensuring all designs meet local and provincial standards.

Waster Discharge Permit Compliance

  • Effluent and Marine Water Sampling: Effluent and background environment sampling as per waste authorization requirements

  • Effluent Flow Monitoring: Support system owners to update facility to support flow monitoring

  • Marine Outfall Inspections: Using ROV submersible to assess outfall performance

  • Annual Reporting: Support owner in appropriately reporting on system performance to fulfill permit requirements

Commercial Sewerage System Design

  • Commercial Septic System Design (Medium-Flow) – Expert design and certification by a P.Geo. for onsite sewerage systems on Vancouver Island with daily design flows of 9,700 to 22,100 litres (Type 1, 2, or 3 treatment as required).

  • Comprehensive Site Evaluation – In-depth field testing, soil and hydrology analysis, and environmental review to meet Sewerage System Standard Practice Manual (SPM Version 3) and Sewerage System Regulation requirements.

  • Custom Engineering Package – Full hydraulic calculations, treatment specifications, dispersal field design, and construction-ready drawings tailored for higher-flow commercial uses such as campgrounds, resorts, fishing lodges, RV parks, marinas, restaurants, offices, or light industrial facilities.

  • Complete Filing & Regulatory Support – Preparation and submission of Record of Sewerage System (RoSS) to Island Health, plus final Letter of Certification (LoC) upon commissioning. Under SPM V3, flows up to 22,700 L/day remain under Island Health jurisdiction with no Ministry of Environment Municipal Wastewater Regulation (MWR) permit required.

Septic Covenant Removal

  • Septic Covenant Removal (Vancouver Island) – Specializing in fast, reliable removal of pre-2005 Island Health septic covenants that restrict building on your property.

  • Proven 5–10 Week Process – From site assessment and test pits to final Land Title registration, most covenants are fully removed in under 7 weeks (real 2025 timelines).

  • Professional Geoscientist Advantage – As a P.Geo. with deep hydrogeology expertise, my sealed Covenant Assessment Letters are approved faster and with fewer follow-ups than typical ROWP submissions.

  • Free Initial Review – Send your PID and title for a no-cost, no-obligation desktop assessment within 48 hours; only proceed if we both agree it’s straightforward and worth doing.

Residential Sewerage System Design

  • Conventional Design: From initial consultation to site assessment to computer based design, we offer modern septic system design services suited to each unique site following SPM standards.

  • Advanced Design: When challenging site conditions required departure from conventional design, we offer custom design solutions such as dispersal field length reduction or reductions to mandatory setbacks from fresh water bodies.

  • Installation: We partner with best in class installation providers to ensure your system installation process is hassle free and follows the SPM regulations.

  • Certification: Post-installation certification to ensure your system was installed and is working as intended.

Homeowner Installation Oversight

  • Homeowner-Led Septic System Installation Oversight – Full professional design, filing, and certification by a P.Geo. for owners who want to install their own Type 1 septic system on Vancouver Island.

  • Enhanced Design Package – Detailed construction drawings plus a comprehensive, step-by-step installation manual tailored to your project.

  • Hands-On Oversight & Collaboration – I work directly with you throughout the build, providing mandatory on-site inspections at every critical stage to ensure the system is installed correctly and meets all regulatory requirements.

  • Complete Filing & Certification – Record of Sewerage System (RoSS) submitted to Island Health for your building permit, followed by final Letter of Certification (LoC) for occupancy.
