How a design runs

The same four steps on every residential project, with one person accountable for all of them.

    Desktop review

    Before anyone walks the property: title, covenants, iMapBC, the BC Well Atlas and aerial imagery, so constraints are known before the site visit, not during it.

  2. 2

    Site assessment

    Two to three hand-dug test pits, percolation testing, setbacks measured from wells, watercourses and property lines, and drone imagery for a 3D site model.

  3. 3

    Sealed design and Island Health filing

    You review a draft first. The Record of Sewerage System is typically filed one to two weeks after the site visit; Island Health usually issues it the same day for simple systems.

  4. 4

    Installation oversight and certification

    Inspections at the milestones that matter, commissioning, an as-built plan, and the Letter of Certification your occupancy permit needs.

Jordan Huscroft, P.Geo.

Professional Geoscientist registered with Engineers and Geoscientists BC, with an M.Sc. in Bioresource Engineering from McGill, EQUIP septic design training and a decade in environmental consulting before founding the practice. Groundwater and how water moves through ground is the science an onsite system depends on — it is also the discipline a P.Geo. practises.

Five questions, answered first

Do I need a P.Geo. or a ROWP?

A ROWP designs within the prescriptive Standard Practice Manual for flows under 9,100 L/day. A P.Geo. or P.Eng. can depart from it on evidence — shallow soil over bedrock, high water tables, reduced setbacks — and design up to 22,700 L/day. Difficult sites and commercial flows need the professional.

How long does a septic design take?

The design package and Island Health filing typically take one to two weeks after the site visit. Covenant removals run 5–10 weeks end to end, including Land Title registration.

What does a septic design cost on Vancouver Island?

A residential design from PRWS is $2,500 to $4,500 CAD, covering research through to the Letter of Certification. Installation is a separate cost from your installer, commonly $20,000 to $55,000 depending on system type.

Do you install systems?

No — design is the whole practice. That is deliberate: no installation crew to schedule around, an honest date rather than an optimistic one, and installers you choose. PRWS oversees and certifies the installation.
