Three steps before a design, and you can stop after any of them

Each step answers a harder question than the one before and costs more to answer. The first two are compiled from records. The third puts a Professional Geoscientist on the lot.

Is there anything on the map that should worry me?

A one-page risk screen of the lot and its neighbours, drawn from provincial records. It shows what is there. It does not say what to do about it.

What you get

  • Location plan, and a site plan of the lot and the lots around it
  • Creeks, lakes, wetlands and licensed water intakes on or near the lot
  • Registered wells on the lot and on neighbouring lots, with those lots highlighted
  • One-metre contours and an arrow showing how the ground falls
  • A plain list of the risks found, how close each one is, and why it matters to a septic system

What it does not give you

  • Setbacks drawn on the lot, or whether a system still fits once they are
  • Soils, groundwater or anything below the surface
  • System type, size or cost

What do all the records say about this lot, measured and in one place?

Everything on public record that bears on a septic system for your lot, measured and put into one report, plus the one thing no map has: the health authority's own file on any septic system already on the property.

What you get

  • The health authority's records search: the real history of any septic system on the property. What was filed and when, what type of system, the tank and field as built, and the certification if one was filed. On a house with an existing system this is the paperwork a buyer most often never sees
  • Every risk from the snapshot measured, with its setback drawn on an air photo and the area left over worked out
  • Well records for the lot and its neighbours: depth, date and use, with the driller's record where one is on file
  • Mapped soil type, texture and drainage on the parcel, and the bedrock under it
  • A slope map of the lot from one-metre LiDAR, where coverage exists
  • Aquifer, flood mapping, zoning and Agricultural Land Reserve status
  • What ground like this usually ends up with, and a typical installed cost range

What it does not give you

  • Anything from below the surface. Nobody has dug a hole yet
  • A professional opinion on this lot, a design or a guarantee
  • Title charges and covenants, unless you add the title search for $79 (strongly recommended)

Step 3

On-Site Assessment

$1,249plus GST within 70 km of Port Alberni. Excavator at cost; travel beyond that is quoted.

What is actually in the ground, where would the system go, and what would it cost?

I come to the lot. Test pits, percolation testing, measured setbacks and a drone survey, written up by a Professional Geoscientist with a cost estimate for the installed system.

What you get

  • Test pits logged to the BC Standard Practice Manual: soil texture, structure, depth
  • Percolation or permeameter testing in the proposed dispersal area
  • Depth to seasonal high water table or restrictive layer, as observed
  • Setbacks measured on the ground, including the ditches and wells no record shows
  • Drone mapping of the lot: an up-to-date air photo and a 3D model
  • A signed site assessment report with a usable dispersal area marked
  • A cost estimate for a fully installed system on this lot

What it does not give you

  • The design itself, drawings or a health-authority filing
  • A contractor's fixed price. That comes from an installer, off the design

For SPM-compliant residential jobs, subject to exclusions. One fee for the whole professional side of the job: the site work, the sealed design, drawings and report, the filing with the health authority, installation oversight while the system is built, and the Letter of Certification at the end. The installer's price for building the system is separate. Within 70 km of Port Alberni.

Exclusions: the price is for a residential system that follows the BC Standard Practice Manual (SPM). A design that has to depart from the manual takes more engineering, billed hourly on top and quoted before it starts. Commercial and multi-unit systems and complex sites are quoted job by job, with oversight billed as it happens, because how much they will need cannot be known at the start.

What records can and cannot tell you

A read of the records is a strong first look and a cheap one. It has limits, and you should know them before you rely on it.

The snapshot and the report are not a design

They read maps and records. They cannot be filed with a health authority, and they cannot be used to build anything.

They are not a professional opinion

Both are compiled by software from online public records. Nobody has reviewed your lot individually until the on-site assessment.

Maps miss things

Roadside ditches, unregistered wells and seasonal wet ground are in no record. Well locations in the provincial registry are often inaccurate and have to be confirmed on site.

Only test pits settle it

Mapped soils are drawn at a scale of kilometres. The ground on one lot can be better or worse than the map says.

Run the snapshot on a listing before the first showing, or send a buyer here when they ask whether the lot can be built on. When a buyer wants more before writing an offer, the Property Research Report is $299. When a deal turns on the ground itself, the on-site assessment is a fixed fee and a signed report.

Questions buyers ask

Can a lot be checked for septic before I buy it?

Yes. A good share of the answer is in public records: the parcel's size and shape, nearby creeks and wells, slope, mapped soils and land-use rules. The free Lot Snapshot shows the surface risks on one page. The Property Research Report compiles everything on record. What records cannot tell you is what is in the ground, which takes test pits.

What does the free Lot Snapshot show?

A location plan and a site plan of the lot and its neighbours, with creeks, lakes, wetlands, licensed water intakes and registered wells marked, contours to show slope, and a short list of the risks found. It does not measure setbacks or say whether a system will fit.

Why does a well on the neighbour's lot matter?

A septic dispersal field has to be set back from every well, not only your own. On a narrow lot a neighbour's well near the boundary can take a large bite out of the area you have to work with. The snapshot highlights neighbouring lots with a registered well so you know to ask where it is.

How long does the report take?

Usually within 5 business days. Most of it is compiled in minutes; the wait is for the health authority to search its records for any septic system already filed on the lot, and the report is delivered once that is in.

Is the $299 report written by a person?

No. It is AI-driven: software compiles it from online public records, and it is priced accordingly. It tells you what the records say and what ground like yours usually ends up with. The one part a person handles is the records search with the health authority, and the report is delivered once that reply is in. A Professional Geoscientist looks at your lot individually at the on-site assessment.

Should I add the title search?

Yes, in most cases. Covenants, easements and rights of way registered on title can decide where a septic system is allowed to go, and they do not appear in any map layer. With the $79 add-on, the title is pulled and every charge that bears on a septic system is listed in your report.

What does a design cost after that?

One package, starting at $3,490 plus GST for SPM-compliant residential jobs, subject to exclusions: the sealed design, drawings and report, the filing with the health authority, installation oversight while the system is built, and the Letter of Certification. It is paid up front. The price is for a standard single-family system within 70 km of Port Alberni; commercial work and complex sites are quoted. The fee for the on-site assessment comes off it.

Do I need the owner's permission?

Not for the snapshot or the research report, which use public records only. An on-site assessment means digging test pits, so it needs the owner's written permission. Buyers usually arrange that through the listing agent as part of the offer.

What does the on-site assessment cost in total?

The assessment is $1,249 plus GST within 70 km of Port Alberni, and includes drone mapping of the lot. Test pits need an excavator, which is billed at cost or supplied by you or your contractor, and sites farther away carry travel. You get the total in writing before anything is booked.

Does what I pay count toward the next step?

Yes. The $299 report comes off the on-site assessment if you book it within 30 days, and the on-site assessment comes off the design fee if you go ahead, because it is the same field work a design starts from.
