What happens after you get in touch?
Your enquiry comes straight to me — no call centre, no gatekeeper. Here is how a residential design project runs from there.
1. Desktop review (preparation)
Before anyone walks the property, you complete a homeowner declaration and questionnaire and send along any title documents, covenants or existing reports.
- I review the parcel using iMapBC, the BC Well Atlas, property records and aerial imagery.
- The goal is to identify constraints and opportunities before the site visit, not during it.
2. Site assessment
A full site and soils evaluation on the ground. It is helpful — though not mandatory — to meet on site for 30 to 60 minutes so I understand your preferences for the property.
- Setbacks are evaluated from wells, watercourses and property lines.
- Two to three test pits are hand-dug and percolation tested.
- Drone imagery is captured for a 3D site model when the weather permits.
3. Design, filing and RoSS
Preparing the design package and submitting it to Island Health for the Record of Sewerage System (RoSS) typically takes one to two weeks after the site visit.
- You review a draft design first; after payment and any final revisions I sign, seal and file it.
- Island Health usually issues the RoSS the same day for simple systems, and the RoSS is valid for two years.
The design engagement does not end at filing. It also includes installation oversight at the key stages, final commissioning and testing with a Letter of Certification to Island Health, and as-built drawings, an owner’s manual and a maintenance plan for your records.

Port Alberni is home base. I regularly work across the Alberni-Clayoquot Regional District and Central Vancouver Island, including boat-access properties at Bamfield.
